Royal Wharf – An exquisite residential hub

Royal Wharf seized one of the final opportunities to establish a new town within London, bringing forth 3,385 residential units to a prime riverside location. The land area spans 16.2 hectares, featuring 3,385 homes for residential use and 11,150sqm designated for retail and business purposes.

Plot 15, situated on the bank of the Thames River, is easily recognisable due to its distinctive architecture. The façade stands out with triangular-shaped balconies adorned with terracotta elements that capture attention from anyone crossing the Thames. Managing the tridimensionality modulation of the 50 individual balconies, constituting a total area of 3,000sqm of plate and over 5,000 elements with different references, presented a significant challenge. The façade employs a rain screen system with terracotta in three different colours. Given the unique installation sequence, coordinating work among project stakeholders proved crucial. On-site challenges included logistic coordination and manoeuvrability limitations due to the fragility of the terracotta and the vast quantity of plate elements to install.

In contrast, Plot 12 faced fewer challenges than Plot 15. The building, with its 13 floors, exhibits a more linear and transverse architecture. The scope of work involved supplying and assembling a total of 9,500sqm of façades and coatings. This comprehensive project encompassed Light Steel Framing, composite panel coatings, terracotta claddings, fire protection façade and shades, and steel finishes.

Working closely with the existing team, we played an active role in comprehensive contract management throughout the project life cycle under the JCT Contract. This involvement encompassed tasks such as preparing extension of time and loss and expense, disruption claims drafting notices, preparing variations narratives, engaging in Final Account negotiations, and achieving settlement.
